Rents hold firm; sales momentum keeps building
💸 Rental Rundown:
Manhattan: Median rent around $4,550—still high, but prices are finally stabilizing after years of record jumps.
Brooklyn: Averaging $3,925, and competition is fierce—many listings still get multiple offers.
Queens: Around $3,650, where more new listings mean renters are starting to have options again.

Manhattan: Buyer activity is picking up as prices hold steady. More listings are giving buyers breathing room, and sellers are starting to meet the market.
Brooklyn: Fewer new contracts, but demand is still strong in popular areas. Buyers are more selective, and realistic pricing is key.
Q3: Sales across the city stayed strong. Manhattan prices averaged about $1.18M, Brooklyn stayed near record highs, and Queens homes hovered around $925K. Rents are still climbing faster than inflation but starting to cool off slightly.

Midtown office-to-residential conversion near Bryant Park
A 27-story tower at 6 E 43rd St will be converted into 441 apartments (including 111 affordable), part of the city’s push to add housing via conversions—especially in Midtown. This is one of several upcoming projects that could help ease NYC’s housing shortage. Read more here.

FARE Act enforcement update
NYC renters have filed 1,000+ complaints since June; DCWP has begun issuing summons/fines but needs detailed evidence from renters to act. The city continues refining how the law is enforced, so expect more updates in the coming months. Read more here.
